Residential Property Manager

The Role

We are looking for a Residential Property Manager, who will play a key role in delivering Momentum Manage’s bespoke property management service, ensuring every development is managed to the highest standards and in accordance with client objectives, regulatory requirements and company values.

The job holder will manage a portfolio of residential developments, building strong relationships with clients, residents, leaseholders and contractors while maintaining a focus on service excellence, compliance, risk management and resident satisfaction.

Accountabilities 

Portfolio Management

  • Manage a portfolio of residential developments, leasehold blocks and estates, ensuring each asset receives a tailored management approach.
  • Undertake regular site inspections and prepare detailed inspection reports.
  • Ensure managed properties are maintained to a high standard in accordance with management agreements.
  • Respond promptly and professionally to enquiries from clients.

Client and Resident Relationships

  •  Develop and maintain strong relationships with clients.
  • Attend site meetings, directors’ meetings, annual general meetings and client review meetings.
  • Communicate effectively with residents regarding planned maintenance, major works, compliance matters and day-to-day management issues.
  • Assist in resolving complaints and disputes in a professional and timely manner.

Service Charge and Financial Management

  •  Prepare and manage annual service charge budgets and monitor expenditure throughout the financial year.
  • Support the preparation of year-end service charge reconciliations and financial reporting.
  • Process contractor invoices and ensure expenditure remains within approved budgets.
  • Obtain quotations and manage procurement exercises for maintenance and repair works.
  • Liaise with accounts teams regarding arrears management and debt recovery where necessary.
  • Ensure financial management is undertaken in accordance with RICS best practice and Client Money Protection requirements.

Contractor and Maintenance Management

  • Arrange reactive repairs and oversee planned preventative maintenance programmes.
  • Procure and manage contractors, ensuring service delivery is efficient, cost-effective and completed to the required standard.
  • Monitor contractor performance and maintain strong working relationships with suppliers and service partners.
  • Assist with the management of major works projects and statutory consultations where required

Compliance and Risk Management

  •  Ensure all managed properties remain fully compliant with statutory obligations, health and safety legislation and RICS guidance.
  • Maintain compliance records.
  • Maintain accurate property records and management systems to ensure robust reporting and audit trails.

Requirements

Essential

  •  Previous experience within residential property management or a related property environment.
  • Good understanding of leasehold management, service charge administration and compliance requirements.
  • Strong communication and relationship management skills.
  • Ability to prioritise workloads and manage multiple instructions effectively.
  •  Competent in Microsoft Office and property management software systems.
  • Full UK driving licence and access to a vehicle.

Desirable

  • Experience within a residential managing agent environment.
  • Knowledge of landlord and tenant legislation, lease interpretation and Section 20 consultation procedures.
  • Membership of, or willingness to work towards, a professional qualification such as AssocRICS, MIRPM or another recognised property management qualification.
